Pros:
Staff is friendly and very responsive!
They have alot of community events like movie nights and free snacks, gift wrapping around the holidays
Close to everything in RVA

Cons
My car got broken into once
My apartment had two attempted break ins through my window while I was sleeping
The first floor is nicer But the higher you get the quality isn't as great (someone stole my front door mat one time)
Someone in the football field at like 1 am every day plays the trumpet so loud I want to scream every time
While the patio is nice we had to refill the propane tank MULTIPLE times to use the grill with our own money
They have a dog park and dog wash station but the residents don't know how to act and don't pick up after their animals
Rent is expensive but so is everywhere in richmond tbh
Overall it's not bad and we had a decent experience
The apartment is absolutely beautiful. Nice and spacious, includes an in-unit washer and dryer, and has many different beneficial amenities. The staff is great, and everyone has a great attitude. I definitely enjoy the lounge rooms. I love the kitchen design and floor plan. The living space is affordable and has a fresh new look. In conclusion, I would be elated to be a resident on The Spectrum.
I was absolutely impressed by the professionalism of the staff. Not often will you even be able find anyone in offices of apartment buildings nowadays and when you do find someone, you hardly receive any service. This was not the experience I had. Not only were the staff readily available, the staff was very friendly and informative without being overbearing. The perfect mixture of professional formal and relaxed. I can we helped immediately and was treated with utmost respect. They went above and beyond to make my experience wonderful even with the COVID regulations. Also I will add that they do a wonderful job keeping safe and clean environment. Wonderful people.
I have never loved living at an apartment as much as I love living here. The apartment itself (that I share with two roommates) is really fairly spaced out and each bedroom has its own connected bathroom, which I have never found before! All of the appliances are new and the look of the apartment is really clean and modern. The leasing office team and maintenance staff are SO incredibly helpful! They are very responsive and always there to help with any request or question we might have. I love that we have a very nice gym, a bike storage room, a game/entertainment room, a separate lounge room that’s great for working from home, and a gorgeous courtyard with grills, chairs, and hammocks open to the residents. The only thing I would change is the addition of a pool, and maybe expanding the dog park area. Overall, I think this is a great place to live and it seems perfect for college students, families, and really anyone else!
The apartments themselves are beautiful, clean and the maintenance is amazing! My biggest issue was other tenants not cleaning up after their pets, aggressive animals with lazy owners, or the hallways always smelling like dog urine.
Getting ahold of management was also ridiculous, and it took me way longer to move out than it should have. When Paloma worked here it was amazing, as she would always responded to tenants within the hour!
They also have like five different phone numbers listed throughout their pages here on Google, on Dodson’s website, their personal website, and their email signatures. And none of them answer to any of those.
I did a tour of The Spectrum and was blown away not only with the apartment itself, but with the level of care that the leasing team has. Kirby and Erin who I've communicated with both now have been fantastic. Highly recommend and hope to be a future resident!
Pros:
• nice, helpful staff
• maintenance is fast and efficient
• close to Kroger, VCU, VUU
• apartments are updated
• community amenities (courtyard with grill, pool table, vending machine, dog spa, lounge room)
• they report your rent to credit unions to raise your credit score
Cons:
• A bit pricier (I have 2bd/2ba, 800-900sqft, including fees is 900 a person)
• Parking spots are VERY narrow (fat people beware, also your car will likely be scratched)
• Trash fairy service is obligatory (If you work odd hours and put out trash early, you will be fined)
• VUU can be loud. Not only during game season which is understandable, but my main issue is the trumpet players practicing past midnight very often
Overall, I would recommend living here. Nothing in life is perfect!
